COMMERCIAL DEMOLITION

Commercial Demolition Contractors in Brisbane

Total Demolition Brisbane demolishes and strips out commercial buildings across Brisbane, Ipswich and Logan – office blocks, retail and hospitality tenancies, warehouses, workshops and multi-level structures. We run our own crews and our own machinery, so the people who quote your project are the people who carry it out.

Commercial work is rarely a clear site with nothing around it. There are neighbouring tenants who stay open, a building manager or body corporate to satisfy, a street frontage to work from, and usually a date on a lease that will not move. Those constraints shape the method and the programme as much as the building does.

We are licensed for asbestos removal in-house, which matters more on commercial fitouts than most people expect: vinyl floor tiles, wall sheeting, eaves and fire doors in anything built or refurbished before the early 1990s routinely contain it. Commercial buildings are one of several areas we cover as Brisbane demolition contractors.

The price we quote is the price you pay, with no hidden charges.

What We Demolish and Strip Out

Office Buildings & Multi-Level Structures

Single-level offices through to multi-storey blocks. Taller structures come down progressively rather than in one pull, with debris contained inside the footprint and material removed by a controlled route. Where the building sits hard against a footpath or a neighbour, what is next to it sets the sequence.

Retail, Hospitality & Office Fitouts

Shop, café, restaurant and office tenancies stripped back to base building: partitions, ceilings, joinery, services, floor coverings and fixtures. Most of this work is driven by a make-good clause with a fixed handover date, so the programme is built backwards from that date.

Warehouses, Workshops & Showrooms

Portal frame sheds, tilt-slab units, older brick-and-steel workshops and showroom buildings. Steel is cut down and separated for recycling rather than crushed in with the rest. For heavy plant, processing facilities and infrastructure, see our industrial demolition service.

Interior Strip-Outs & Soft Strips

Removing everything non-structural while the building stays standing, ready for refurbishment or a new tenancy. Load-bearing elements, fire separation and base-building services are identified before anything is cut – that is where strip-outs go wrong, and it is not a cheap mistake to correct.

Floor Grinding & Surface Preparation

Tiles, carpet, vinyl, adhesives and epoxy coatings ground back to leave a level slab the next trade can work on. Dust is captured at the machine rather than cleaned up afterwards, which matters when the rest of the building is still occupied.

Commercial Asbestos Removal

Identified at assessment, then removed and disposed of by our own licensed team under the relevant regulations before demolition proceeds. Air monitoring where the work requires it, and the disposal documentation handed over for your records.

What Makes a Commercial Job Different

The date usually isn’t yours

Make-good deadlines, settlement dates and incoming fitout programmes are set by someone else, and the cost of missing them lands on you. We price the programme as part of the quote and tell you plainly if a date is not achievable, rather than agreeing to it and explaining later.

The neighbours stay open

Adjoining tenancies, shared walls, car parks and loading docks all constrain when noisy or dusty work can happen. Tell us the trading hours around you and we plan the loud work, the exclusion zones, the dust suppression and the material removal around them. Complaints shut a job down faster than anything structural.

Access decides the method

In built-up areas the building is often the easy part. Street frontage, footpath or lane closures, traffic management, loading restrictions, lift-only access in multi-level buildings and where a truck can physically stand all shape the method and the price. We settle that before quoting, not on day one.

Your paperwork feeds someone else’s

Where a builder, landlord or principal contractor sits above you, they will want insurance certificates, licences, a safe work method statement and inducted workers before anyone goes on site. We supply that documentation as a matter of course, so your approval is not held up waiting on us.

How a Commercial Demolition Runs

Site Assessment

We walk the building with you, confirm what is structural and what is not, check access, and identify hazardous materials. On a tenancy we read the make-good clause, so what we quote matches what you are actually obliged to hand back – not more.

Fixed Written Quote

You get a fixed written price with the programme, the inclusions and the exclusions set out. Where part of the scope is genuinely unknown until something is opened up, that is stated plainly rather than buried in an allowance that grows later.

Permits, Approvals & Disconnections

We prepare and lodge the applications the site requires, liaise with council and with the building manager or body corporate, and coordinate the power, water and gas disconnections. On commercial sites this is usually the longest lead item on the job.

Site Setup & Separation

Hoarding, protection of base-building finishes, exclusion zones, signage and traffic management go in, along with dust and noise controls. The work zone is sealed off from any part of the building still trading, and access routes are agreed with whoever stays.

Asbestos & Hazardous Material

Removed and disposed of by our licensed team before the structure or fitout is touched, with air monitoring where the work requires it and disposal dockets provided.

Demolition, Strip-Out & Handover

The work proceeds in the planned sequence using our own machinery. Waste is separated as it is generated, the site or tenancy is left clean, and we walk it with you before we demobilise so anything outstanding is dealt with on the spot.

What Changes the Price

Size, height and construction

Floor area, number of levels, and what the building is made of. Concrete and structural steel take longer to bring down and process than timber or light framing. Height changes the method entirely – above a couple of levels the work is progressive rather than a single pull.

Asbestos and hazardous material

The single biggest swing on any pre-1990 commercial building. How much there is, where it sits and how it is bonded drive both the cost and the programme, which is exactly why we survey for it before quoting instead of raising it as a variation afterwards.

Access and working hours

A warehouse on an open block with a wide gate is the cheapest version of this job. A tenancy on level six of a trading building, with lift-only access and work restricted to nights, is the dearest. Traffic management and out-of-hours labour both add real cost.

How far down you need it cleared

Slabs, footings, hardstand, in-ground tanks and redundant services. Stopping at floor level costs less than clearing to a depth the next build can work from, so we confirm which one you need before pricing rather than after.

We will not guess a figure over the phone. Two buildings of the same size can differ by multiples once asbestos, access and depth of clearance are known, and a number invented before an inspection is no use to either of us. The assessment is free and there is no obligation attached to it.

Safety, Licensing & Compliance

Commercial sites usually have other people’s compliance obligations sitting on top of yours – a landlord, a builder, a body corporate, neighbouring tenants. Every project runs to a documented plan built from the site assessment, and the controls below apply to all of them.

  • Fully licensed and insured Queensland demolition contractors
  • Licensed asbestos removal, carried out in-house
  • Documented site-specific plan before works begin
  • Safe work method statements and inductions supplied

Commercial Demolition FAQs

What is the difference between a strip-out and a demolition?

A strip-out removes everything non-structural – partitions, ceilings, joinery, services and floor coverings – and leaves the building standing, ready for a refurbishment or a new tenant. A demolition takes the structure itself down. Make-good at the end of a lease is almost always a strip-out. We do both, and we will tell you at assessment which one your situation actually requires.

How long does a commercial demolition or strip-out take?

A single retail or office tenancy strip-out is often a matter of days. A standalone warehouse or workshop typically runs a few weeks. A multi-level building, or anything staged around a trading neighbour with restricted work hours, runs longer. You get a realistic programme with the quote rather than after the job starts – and if it has to change, you hear why.

Can you work while the rest of the building stays open?

Yes, and on commercial sites it is more common than a full closure. The work zone is physically sealed off from the trading area, with hoarding, dust and noise controls and agreed access routes for material removal. Where the only workable window is nights or weekends, we programme for it. Tell us the trading hours around you at quote stage – it changes both the method and the price.

Do you handle the permits and council approvals?

Yes. We establish what the specific site needs, prepare and lodge the applications with the supporting documentation, and deal with the authorities on your behalf through the approval process. We also coordinate the power, water and gas disconnections with the utilities, and liaise with the building manager or body corporate where one is involved.

What happens if asbestos is found?

We are licensed for asbestos removal, so it is handled in-house rather than by a separate contractor you have to find and coordinate. We look for it during the assessment so it is priced upfront instead of appearing as a variation. It is removed and disposed of under the relevant regulations before demolition proceeds, with air monitoring where required, and you receive the disposal documentation.

Can you meet a make-good or handover date?

We price the programme as part of the quote, so you know before you commit whether the date works. If it does not, we say so at that point – a contractor who agrees to an impossible date and explains the overrun later has cost you more than one who turned the job down. The earlier you come to us, the more options there are.

Do you work with builders and principal contractors?

Yes. We provide the licences, certificates of currency, safe work method statements and induction records that a principal contractor or head builder needs before we go on site, and we work to the site’s existing safety and access arrangements rather than imposing our own.

Do you work outside Brisbane?

We cover Brisbane, Ipswich, Logan and the surrounding South-East Queensland region. For commercial projects further afield it depends on the size and duration of the job – a larger project can justify the mobilisation, so it is worth asking.
